Am I required to make my property available to Section 8?
At this time there is no such requirement in any of the counties where we operate. -
Are you licensed?
In short, Yes. You need to know that in Arkansas property management is considered a real estate activity and therefore must be performed by a licensed real estate brokerage (if not the owners themselves). -
Can I reach you after hours?
Yes, especially if it is an emergency. Our days often start at 7:00 am and end around 7:00 pm. Our stated business hours are M-F, 8:30 - 5:00 but we do understand the need for communication outside those hours, especially if it is an emergency. -
Can you put the money directly into my account?
Yes. We offer ACH transfer directly to your chosen account(s). -
Do you sell real estate too?
Yes, we have licensed real estate agents that work with us. Peter and Pedro are all able to help you buy or sell your income property and your personal residences. We also love your referrals. -
How and when do I get my owner’s payment?
We fund owners on or before the 15th of each month. (If the 15th is a weekend day or holiday, we will fund your account the previous work day.) We transfer owner payments via ACH from bank account to bank account. -
How is rent collection handled?
Tenants have their choice between online payments via ACH, credit card or by making cash payment using the “Pay Near Me” payment system at retail establishments such as Walgreens or Caseys. -
How long of a lease do you sign?
We can discuss your situation individually. However, most of our leases are for one year, but we have also written leases for two years or six months depending on your situation. -
How much security deposit do you charge the tenant?
Most of our security deposits are for one month’s rental charge. -
How soon can you start managing my property?
We ask for 1-3 business days, in most cases. -
What type of properties do you manage?
We predominantly manage single family homes. We do have quite a few duplexes, fourplexes and townhouses as well. We are not looking to manage apartment complexes at this time. -
What type of reports do I get and how often?
You can locate almost any report imaginable when you access your online owner's portal. If you don’t see information you are looking for we are happy to get it to you. -
Who holds the tenant security deposit?
As required by the State of Arkansas, we hold the tenant security deposits in a separate trust account that is non-interest bearing.
